Abstract
Svaki projekt koji započinje ima svoj životni ciklus koji prolazi kroz razne faze i mnogobrojne aktivnosti. Svaka od tih faza ima svoje rizike, troškove, aktivnosti, resurse i vrijeme trajanja. Problem koji se želi prikazati u ovom radu odnosi se na kompleksnu problematiku s kojom se suočavaju investitori u fazi planiranja buduće izgradnje. Obzirom da se razvojem tehnologije omogućava inovativniji pristup gradnji, eksponencijalno se povećava i složenost bitnih odluka koje se donose već u fazi planiranja. Složenosti postupka pridonose agresivne marketinške kampanje raznih proizvođača i prodavatelja koji nameću raznolika tehnološka rješenja prateći nove društvene trendove koji se temelje na sve većoj ekološkoj osviještenosti i potrebi za energetski učinkovitom gradnjom. Slijedom navedenog, u ovom se radu donosi usporedna analiza tehnologije, rizika, troškova i vremena izvedbe između dviju pretežitih vrsti gradnje na našem tržištu - montažnom konstrukcijskom sustavu i klasičnoj zidanoj izgradnji. Poseban naglasak stavlja se na utvrđivanje osnovnih karakteristika zidanih i montažnih kuća, njihovim sličnostima i razlikama te usporednoj analizi stavaka troškovnika njihove izgradnje.
Abstract (english)
very project that starts has its own life cycle that goes through various stages and numerous activities. Each of these phases has its own risks, costs, activities, resources and duration. The problem to be presented in this paper relates to the complex problems faced by investors in the planning phase of future construction. Given that the development of technology enables a more innovative approach to construction, the complexity of important decisions that are already made in the planning phase increases exponentially. The complexity of the process is contributed by aggressive marketing campaigns of various manufacturers and sellers who impose diverse technological solutions following the new social trends that are based on increasing environmental awareness and the need for energy efficient construction. Following the above, this paper presents a comparative analysis of technology, risks, costs and performance times between the two predominant types of construction in our market - prefabricated construction system and classical masonry construction. Special emphasis is placed on determining the basic characteristics of masonry and prefabricated houses, their similarities and differences, and a comparative analysis of their cost items construction.
